Contract under the law of obligations

Contract under the law of obligations

• In order to become the owner of a home, a notarial contract for the purchase of immovable property must be concluded. You actually have to go to a notary twice. With a contract under the law of obligations, we agree on what your home will be like and when it will be ready. When the home is ready, we enter into a real right contract, after which you become the legal owner of your home.

• When concluding a contract under the law of obligations, a deposit must also be paid. If construction has not started, 3000 EUR will suffice. Once construction has begun, the deposit must be increased to 15% of the purchase price (includes 3000 EUR already paid)
• The conclusion of a contract under the law of obligations takes up to one and a half hours. The contract can be concluded at a notary office or by remote certification

• Within one month from the start of construction, you can choose the interior finishing and furniture, as well as review the locations of electrical plugs and luminaires

Real right contract

Real right contract

• Within a few days after the inspection of the apartment, we will meet again at a notary office to sign a real right contract, by which you will become the legal owner of your home. It will take about half an hour to conclude this contract
• The full purchase price must be paid at the time of concluding the contract. If you use a bank loan to buy a home, a bank representative will also participate in the transaction and the bank will arrange the payment of the purchase price for you.
• At the notary office, we will hand you the keys and you can move in

    • What is a pre-sale? Should I be afraid to purchase a home that hasn't been built yet?

      It has been the practice in the Nordic countries for decades that the construction of an apartment building will not commence until 30-40% of the apartments have been booked in advance. Today, this principle has also reached the Estonian market. A good pre-sale gives confidence to the developer and the bank financing the construction, as well as the buyers.

    • Can I include the furnishing in a bank loan?

      As a rule, furniture ordered from Liven can be financed with a mortgage. However, the final decision with regard to financing is made by the bank for each customer individually.

    • What is included in the price?

      For the purchase price, you get a finished home: the parquet is laid down, the walls are painted, sanitary units are tiled, sanitary equipment is installed, there are lights in the suspended ceilings and the rooms have doors installed. We do not offer discounts, but sometimes we give the first buyers something as a token of gratitude. We agree on the exact list of finishes in a notarial contract.

    • What other costs do I have to consider when buying a home?

      The highest cost is related to furnishing the home, but you should take into account that the price of the apartment also includes the cost of a parking space and storage room, notary state fees, loan agreement fee, apartment association reserve fund payment and connection fees for security and communication services.     • What are the notary and state fees?

    • What is the financing process with mortgage loan?

      To buy a home with a mortgage, you need to visit the bank in time or fill out a loan application on the bank’s website to find out the limits of your mortgage options. It takes about one week to receive a preliminary assessment from the bank. Until then, we will keep your chosen apartment free of charge. Self-financing usually amounts to 10-15% of the purchase price.

    • Which bank can I get a mortgage from?

      First, we recommend contacting your local bank, but you could definitely ask for an offer from other banks as well. We have good cooperation with larger banks.

    • When should I sell my old apartment?

      If you are financing the purchase of a home from the sale of your old apartment, we recommend that you first find out the value of your current apartment. Here you can get help from evaluators. The sale of the apartment should start no later than half a year before the new home is completed.

    • How long does it take to conclude a notarial contract?

      The conclusion of a contract under the law of obligations takes one hour to one hour and a half, the conclusion of a real right contract takes 30 minutes.

    • Is there a discount?

      If you want to purchase a Liven’s home at the best price, we recommend that you register in advance. Then you will be aware of our new projects, you will be among the first to see the layouts, price list and make reservations. By booking early, you get the best price and design your home the way you want it.

  • Location

    • Where is the nearest bus stop?

      The nearest bus stop is in the village of Harkujärve, about 300 m from the building. The name of the stop is Harkujärve and bus number 27 stops there. Järvekalda bus stop is located on Paldiski highway and buses No. 27 and 62 stop there.

    • Where is the nearest grocery store?

      The nearest grocery store is Rimi, located on Paldiski highway, a three-minute drive from the building. (see the map)

    • What about the neighbourhood?

      On the southern edge of the area is the Harku quarry loading area. The quarry itself is 3-4 kilometres away.

      The general principle is that the earlier you book an apartment, the more you can design it according to your wishes. You can change the layout, finishing materials and furnishings. Changes can usually be made up to two months after construction begins.

      We offer kitchen furniture with appliances, hallway and bedroom cabinets, walk-in closets, washbasin and washing machine cabinets. In addition, curtains, luminaires and bathroom mirrors. We will install all of this by the time you will come to receive the keys to your home.

    • Where are Liven's kitchens made?

      Liven’s kitchens are designed for each house according to the interior architecture concept. Based on the specifics of the kitchen, we always find the best production partner for whose work we vouch for.

    • Can I exchange Liven's kitchen equipment for another produced by a different company that suits me better?

    • Can I order furniture from Liven after the house is completed?

      If you buy a home from Liven, you can also order built-in furniture and choose additional finishing details. The advantage is that when moving in, everything ordered is already in place and can be financed with a mortgage loan. Furnishings can be ordered up to two months from the start of construction. Our interior architect will help you with your choices. Unfortunately, it is not possible to order later in the process.

    • How does a kitchen hood work?

      Kitchens are equipped with air purifiers that do not require an exhaust air duct.

      We design our own kitchens and order production from reliable partners who don’t necessarily have showrooms. Once you have made a choice, we will work with you to create a kitchen that meets your expectations.

    • Can I exchange Liven's kitchen equipment for another produced by a different company that suits me better?

      We always choose high-quality and durable appliances for kitchens, but if you have your own specific preferences, we will of course take them into account.

  • Construction information

    • How to choose a builder?

      Liven is not a construction company – we create homes. We always choose the builder carefully from the best in Estonia. The experience and professionalism of the team and the reliability of the construction company are important to us. Of course, the construction price must also be competitive, but that is not the main factor.

    • How long is the warranty period?

      The warranty period lasts 2 years from the conclusion of a real right contract.

    • When does construction begin / when will the building be completed?

      Construction will begin when half of the apartments have been sold. It takes 10-11 months to build one terraced house.

    • Is it possible to come and see my future home during construction?

      Yes, on the agreement with Liven’s construction manager, it is possible to come and see your future home.

    • What is the energy class of houses?

      The buildings are of energy class A.

    • Which windows does the building have?

      The buildings have triple-glazed windows on wooden frames.

    • What type of heating is in the building? Does each box have its own heat meter?

      Geothermal heating will be built. The heat exchange medium in the rooms is water-floor heating. Heating costs are shared proportionally between homeowners according to the size of their homes.

  • Parking and storage

    • Is parking and storage included in the purchase price?

      We sell parking and storage spaces separately. In our opinion, it is unfair to force a person who does not drive to purchase a parking space. However, some apartment buyers want multiple parking spaces.

    • Do I have to purchase a parking and storage space?

      You don’t have to purchase a parking storage space in Liven’s homes, but we recommend that you seriously consider it. Even if you do not use the car yourself, you can have your guests park in the parking lot. Sometime in the future, when you consider selling your apartment, the lack of a parking space will mean fewer buyers.

    • How is parking organized?

      Each home has two parking spaces right in front of the house. There are separate parking spaces for guests.

    • How much does a parking space cost?

      The two parking spaces located directly in front of the house are included in the price of the home. No additional parking spaces can be purchased.

    • Where can my guests park?

      There are separate shared parking spaces for guests on the street. In addition, guests can park in the paved area between the residential parking spaces and the road.

    • How can electric cars be charged?

      It is possible to purchase charging possibility (cabling) for each home, as well as a charging station.

    • Is it possible to order an electric car charging point for the parking space?

      Yes, charging stations are included at least for half of the parking spaces in Liven’s new projects and the cost of the charging station is between 1500 and 2000 €, depending on the project.

    • What are the technical data of a separately ordered electric car charging stations?

      The technical data of the charging station are as follows: 3 x 16 A, 11 kW, nozzle type “type 2”. As a rule, a unified ABB, Ensto or Enefit Volt consumption accounting system is installed. There is a dynamic control system for charging cars, which means that cars are charged when the overall electricity consumption of the building is low.

    • Why buy a storage room?

      It’s good to keep things in your storage space that you don’t use every day or don’t want to keep in your room – such as bicycles, ski equipment, suitcases or Christmas decorations.

    • How much does a storage room cost?

      Storage spaces are included in the price of each home.

    • Where are the storage rooms?

      Depending on the layout, each home has its own storage room either inside the box or next to the front door.

  • Administration

    • How is the administrator chosen?

      Even before you move in, Liven chooses an administrator for the building, whose service price is fair and the quality is assured – so that when moving in, the stairwells are clean the trash is taken out. If it turns out that you expect more from the administrator than they can offer, there is always the possibility to choose another management company.

    • What costs do I have to consider in the future?

      On average, you should take into account a monthly cost of 2–2.5 € / m2. Costs are higher in winter and lower in summer. In the first months, reserve capital is also collected in the account of the apartment association, which can amount to approximately three months’ utility costs. The members of the apartment association decide on the collection of the repair fund.

    • How will the building be managed?

      Within six months after the completion of the building, Liven will organize the first meeting of the apartment association. Homeowners choose a board for the apartment association from among themselves, being able to together shape the future of their home. Until then, the authorized representative of the apartment association is a person appointed by the management company.

    • How are overhead costs distributed?

      All overhead costs are added together and shared proportionally between homeowners according to the number of square meters of the apartment, storage and parking space they use. Specifications regarding the sharing of costs can be agreed at a meeting of the apartment association.

    • How is the management of public areas organized?

      Liven has written an agreement with the community of Iseära, which describes the basics of operation, so that the community of Iseära can fully enjoy their homes and surroundings, and that the value of the homes continues to grow over time.

    • How is lawn mowing and snow removal organized?

      Liven will offer a home care starter kit to each terraced house, which includes a battery-powered lawn mower and snow plow, as well as a granite sand box. If you do not want to mow the lawn and clear the snow, you can order the service from the manager or another service provider.

    • How is waste management organized?

      A collection point for sorted waste is organized for each terraced house. A temporary container is provided for larger packages during the move-in process.

    • What type of heating is in the building? Does each box have its own heat meter?

      Geothermal heating will be built. The heat exchange medium in the rooms is water-floor heating. Heating costs are shared proportionally between homeowners according to the size of their homes.

    • Are pets allowed?

      Of course they are, but in order for everyone to enjoy a good life, everyone has to clean up after their own pets.

    • Where can I wash a pet or a bicycle?

      Each storage room has a faucet that can be connected to a shower head or garden hose. There is also a floor drain under the faucet.
